It features <strong>11.3 hectares of built-up areas<\/strong>, divided among industrial halls, laboratories, offices, and technical zones. There is also an <strong>expansion potential of 19.6 hectares<\/strong>, including easily adaptable surfaces and designated parking areas (up to 800 spaces).<\/p>\n\n\n\n<p>The buildings are organized into <strong>six distinct halls<\/strong>, with <strong>available spaces ranging from 4,500 to 32,000 m\u00b2<\/strong>. These areas are <strong>modular <\/strong>and can be subdivided according to specific needs. Ceiling heights vary from <strong>6 to 15 meters<\/strong>, allowing for a wide variety of industrial or logistical uses.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Space types<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Production<\/strong>: Up to 28,300 m\u00b2 available, divisible upon request<\/li>\n\n\n\n<li><strong>Logistics<\/strong>: Several halls between 4,500 and 8,000 m\u00b2, with side and rear loading docks<\/li>\n\n\n\n<li><strong>Laboratories<\/strong>: Spaces from 50 to 500 m\u00b2, equipped for applied research<\/li>\n\n\n\n<li><strong>Offices<\/strong>: Areas from 150 to 800 m\u00b2, with meeting rooms and high-speed connectivity<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Infrastructure and equipment<\/h3>\n\n\n\n<p>The site is equipped with technical infrastructure suited to demanding industrial operations:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>High-voltage electricity (63,000 V, max capacity 25 MW)<\/li>\n\n\n\n<li>Industrial steam (200\u00b0C, 4.5 MW)<\/li>\n\n\n\n<li>Compressed air (6 bar, 13,000 Nm\u00b3\/h)<\/li>\n\n\n\n<li>Natural gas<\/li>\n\n\n\n<li>Cooling water network<\/li>\n\n\n\n<li>Safety systems: sprinklers, access monitoring, water purification station<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Accessibility and location<\/h3>\n\n\n\n<p>Located in the heart of the <strong>Port Autonome de Strasbourg<\/strong>, the site benefits from <strong>multimodal accessibility<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Road<\/strong>: Direct access to highways A35, A355, and A5 (Germany)<\/li>\n\n\n\n<li><strong>Rail<\/strong>: Direct connection to the rail network, near the Paris-Berlin axis<\/li>\n\n\n\n<li><strong>River<\/strong>: Logistics connection via France\u2019s second-largest inland port<\/li>\n\n\n\n<li><strong>Air<\/strong>: Five international airports within two hours<\/li>\n<\/ul>\n\n\n\n<p>A bus stop and a bike path link the campus to downtown Strasbourg, making commuting easy for employees.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Leasing conditions<\/h3>\n\n\n\n<p>Spaces are <strong>divisible <\/strong>and <strong>adaptable <\/strong>to specific requirements.
